Is Financing a Remodel Worth It in Today’s Market?

Four years ago, this answer would’ve been very simple: yes. Rates were at historic lows, and using someone else’s money made all the sense in the world. Unfortunately, the interest rate picture in 2026 is very different. Borrowing costs tripled during an aggressive rate hike cycle a few years ago and have stayed elevated since. As a result, homeowners need to be a lot more discerning when thinking about financing a home renovation. Luckily, Revive Design and Renovation is here with 3 questions to ask yourself when deciding whether to finance a home remodel in Tampa, St. Pete, Brandon, Odessa, and Orlando.

1.) How long am I planning to stay in my home?

If you’re considering financing a renovation, it’s important to fully grasp the financial implications. While it will increase the value of your home and potentially make it more attractive to prospective buyers, it also comes with a loan that can be as long as 15 to 20 years. That’s why it’s important to either be sure that you’re going to stay put or that you can pay off the balance prior to putting the house on the market.

2.) Should I just pay cash to avoid interest entirely?

This may seem like the most prudent option provided you have enough cash saved, but there are a few things to consider before pulling the trigger:

  • Can I cover the entire project plus an additional 20% to cover any issues discovered once the walls are opened up?
  • Assuming the answer to the previous question is yes, once that amount is spent, do you still have 3 months of living expenses in reserve?

If your answer to both these questions is yes, writing a check for the full amount just may be the best option. However, for a large-scale project over $50,000, a lot of homeowners find themselves facing the difficult decision of either depleting their savings to an uncomfortable level or splitting the project into phases over a longer period of time, which isn’t an option if you only have one bathroom or need to use your kitchen daily.

3.) If I decide to secure a loan for a home remodel, what financing method is best for me?

Financing Method Best For Key Consideration
HELOC Midsize projects under $100,000 Requires at least 20% home equity; pay interest only on what you spend
Cash-Out Refinancing Homeowners who can secure a comparable rate Replaces your existing mortgage rate
Construction Loan Large gut renovations with structural changes Higher rates, aim to pay off within 12 months
ARV Loan Strong markets (Odessa, Orlando, St Pete, Brandon) Borrows against projected post-remodel value; needs an experienced appraiser

HELOC (Home Equity Line of Credit)

This option involves taking a loan against your existing home equity (assuming you have at least 20%) and paying interest only on what you spend. It’s ideal for midsize projects under $100,000.

Cash-Out Refinancing

This involves taking out a new, larger mortgage that adds your equity to your loan balance and pocketing the difference for your renovation project. Since you’d be giving up your existing rate, this only makes sense if you can secure a new one in the same range.

Construction Loan

This is the same type of loan that’s secured for a home built from scratch. It’s best for large projects in which the home is being gutted, and there are structural changes or enhancements planned. They carry higher interest rates, so homeowners should be sure they can pay the balance off within 12 months.

After-Renovation-Value (ARV) Loan

This is a newer option that’s designed for strong housing markets such as Odessa, Orlando, St Pete, and Brandon. It allows homeowners to borrow against the future value of their home after the value the renovation adds is factored in. It requires an appraiser who’s experienced in projecting post-remodel values.
