Our Top Tips for Converting a Powder Room Into a Full Bath

Thinking about turning your powder room into a full bath? This is an exciting home improvement project that can significantly enhance the functionality and value of your home, but it can be challenging—especially when dealing with limited space and the complexities of plumbing and design. Here are 8 helpful tips to guide you during your bathroom transformation.

1. Assess the Space

Before diving into the project, evaluate the existing space of your powder room. Is there enough room to add a shower or bathtub? Sometimes, you might need to borrow space from adjacent areas or reconfigure the existing layout. Keep in mind that for a full bath, you’ll need space not just for the fixtures but also for comfortable movement and usage.

2. Plan the Layout Carefully

The layout is crucial in a small space. Optimize the arrangement of the toilet, sink, and bath or shower to make the most of the available area. Consider compact fixtures like corner sinks or toilets with a smaller footprint. For showers, a corner unit can be a great space-saver. Remember, the door swing shouldn’t obstruct any fixtures.

3. Focus on Plumbing

Converting a powder room to a full bath requires significant plumbing work. The existing plumbing will need to be extended to accommodate a shower or bathtub. Consult with a professional to understand the feasibility and cost implications. Ensure that your water heater can handle the additional demand of a full bath.

4. Ventilation is Key

Good ventilation is essential in a full bath to prevent mold and moisture damage. If your powder room doesn’t have a ventilation fan, now is the time to install one. Ideally, it should vent to the outside to effectively remove moisture from the room.

5. Lighting Matters

Lighting can make a big difference in a small bathroom. Aim for a combination of overhead and task lighting. Well-placed mirrors can also help reflect light around the room, making it feel brighter and larger.

6. Maximize Storage

In a small bathroom, every inch counts. Opt for storage solutions that maximize space, such as wall-mounted cabinets or shelves. Consider a vanity with storage underneath the sink or recessed medicine cabinets.

7. Choose the Right Materials

Select materials that are not only aesthetically pleasing but also suitable for wet environments. Porcelain tiles are a popular choice for both walls and floors due to their durability and water resistance. For a touch of luxury, consider heated floors.

8. Decorative Touches

Even in a small space, the right decorative touches can add charm and character. Use color and texture to create an inviting atmosphere. Accent tiles, stylish fixtures, and quality towels can elevate the look of your new full bath.

Six Kitchen Design Features Great for Hosting

Six Kitchen Design Elements to Make Hosting a Breeze

Whether you are hosting a dinner party or more intimate gathering with family, the kitchen inevitably becomes a major gathering spot. We spoke with our designers about what design elements are most sought after when hosting.
  • 1. AN OPEN FLOOR PLAN
It’s much more welcoming to host in a space that’s spacious and open. A natural flow from the kitchen, dining room and living room makes entertaining your guest a breeze while preparing and serving meals, snacks and drinks.
  • 2. AMPLE COUNTER SPACE
Surface area is key in a kitchen and a kitchen island can be key in providing valuable counter space. Seating around an island means guests can feel at home in the kitchen while hosts are cooking.
  • 3. PLENTY OF STORAGE SPACE
Kitchens that offer extra storage like a built-in pantry, can leave your kitchen less cluttered and more organized. Other design features for maximizing storage include cabinets that go all the way to the ceiling for extra vertical space and cabinetry that can hide away small appliances like toasters and coffee.
  • 4. GRANITE OR STONE COUNTERTOPS
The countertop is the focal point of the kitchen — it’s what people notice first when they walk in. A granite and other natural stone countertops offer longevity and durability as well as adding character to the space. Natural stones offer more earth tones and every slab is unique. Quartz countertops are an engineered product that has increased in popularity in recent years. Quartz countertops offer a wider range of colors and are less maintenance than its natural stone counterparts.
  • 5. COLOR ACCENTS
Adding visual interest with splashes of color makes a kitchen feel personal. We’re seeing this with open shelving used for displaying beautiful dishes, colorful accent walls, colored kitchen island cabinets, and statement light fixtures.
  • 6.CHEF GRADE APPLIANCES
If you are often entertaining at home having chef-quality, brand-name appliances can help you create incredible dishes. Consider top quality brands like Miele, Gaggenau, Wolf and Sub-Zero.
There are good reasons why the kitchen is called the heart of the home. This is not only the space where you prepare food and enjoy time with your family but also is the design centerpiece. So, if your kitchen is bland, outdated, and failing to meet your everyday functional needs, you might be surprised at what a custom kitchen design and renovation can do to improve your home life.

HOW TO VET A HOME REMODELING CONTRACTOR

Hiring a contractor can be a stressful process if you do not know what to look for. Everyone has heard horror stories of contractors doing terrible work, walking off the job before finishing, taking forever to finish, and even stealing money and walking away without doing any work. All of these things actually are VERY common and they happen on a daily basis.

This is why it is so important to thoroughly vet a contractor before you hire them. Before entering into a contract and trusting a contractor to remodel your home, you should do your proper due diligence. Most people do not take the time to do this, and that is why they get burned.

An even worse scenario is that far too often homeowners know they are hiring unprofessional individuals to try to “get the job done cheaper” and it ends up coming back to bite them in the butt. It will actually cost someone WAY MORE money going this “cheaper” route…not to mention the severe headaches and time wasted that come with it. This article could also be properly titled, “Why to Usually NOT Go With the Lowest Bid.”

I’ve seen it dozens of times, and I’ve lived it myself one too many times. After personally remodeling hundreds of homes for clients and some of the largest private equity firms in the country, I have built a clear-cut guide that works on how to vet a professional and trustworthy contractor. I’ve vetted literally thousands of contractors over the past seven years. Save yourself the hassle — really digest this article, and hire right the first time.

HOW TO VET A HOME REMODELING CONTRACTOR:

  1. Is the contractor a certified licensed contractor within your state?

Verify that their license is active and they are legally allowed to do the type of work you are looking for. Note: there are different levels of licensure. For example, a handyman license does permit a full home remodel in Florida (or most other states.) The level of difficulty to get licenses differs by state. In Florida, it is very difficult to get a Certified Building Contractors License. However, in New Jersey, almost anyone can get a license.

  1. Does the contractor have General Liability Insurance?

Verify the contractor has active insurances and and that their coverage amounts are sufficient. If not, the liability of the project is on you. Under no circumstances should you take on the financial and legal risks of injury, accidents and/or property damage for your home remodel.

  1. Does the contractor have the expertise and necessary experience to perform the exact type of job you want performed?

This sounds obvious, but make sure your contractor is a proven expert at the work being performed. Do not try to make a handyman perform a beautiful kitchen or bath gut remodel. Just as you would not hire Jameis Winston to do Tom Brady’s job (no disrespect to Mr. Winston.) Check the contractor’s track record. A good place to start would be reading their clients’ reviews on Google and Facebook. Additionally, be sure to review their project gallery for examples of their recent work similar to your project.

  1. What is the company’s size, capacity, and stability?

Make sure you are working with an established company that has multiple crews, works in your area often, and is showing no signs of financial distress. It is far too common for a contractor to underbid a job to win it, then jump from job to job as he gets new opportunities. These contractors often will leave one job to go work on another that is paying them more. Make sure your contractor has the manpower, project management expertise and financial stability to perform the remodel in a timely manner so that your project will not get unnecessarily delayed.

  1. Does the company guarantee their work? Are they bonded?

Make sure the contractor will stand behind their work and is financially stable. It’s common for smaller contractors to not be able to cover additional expenses even if those expenses are a result of their own mistakes. That means more money out of your pocket to fix the issues. One great way to mitigate this risk is to hire a bonded contractor. Bonds serve as a great security blanket for homeowners. The bond offers protection that if the contractor fails to complete the remodel satisfactorily, the homeowner will be made whole by the bond company.

  1. Can this contractor help me with design? What about an architect?

Your contractor should have an in-house team of professionals or third-party professionals they work with often to ensure your hard-earned cash is put to work correctly. Do not overlook the importance of good design in making your project really come to life. Be sure to work with competent professionals, preferably those with a college degree and real-life work experience in their profession.

  1. If you get more than one bid, are they “apples to apples?” When comparing bids, make sure each contractor is bidding the same scope of work. Rarely does this happen. Some contractors give an all-in-one price, but many will give you a low price and then come back with many change orders to make up for that first low bid. When considering bids, it’s important to consider and ask whether the bid includes:
  • All labor
  • Cost of materials
  • Purchasing and transporting of materials
  • Design consulting
  • Construction consulting
  • Project management
  • Price of permits
  • Management of inspections
  • Management of permits
  • And all management of jobs from A to Z
  1. Does this contractor offer financing?

This one is not a must for all people, but it is certainly a bonus if your contractor can offer you great financing options to make the project more affordable and/or offer you favorable payment terms.

  1. What are the payment terms?

Be especially wary of contractors who want large sums of money or large percentages of the total payment up front. Deposits and down payments are an industry standard. However, if they are demanding large amounts of money before any work is being done, this could be a sign of financial distress or ill will. It is a best practice to divide the payments into a draw schedule that includes draws at: signing of the construction/design agreement, material purchasing, job start, a major construction progress point such as cabinets/ tile installation, and at completion of the project.

  1. Do they have a detailed and professional contract?

Make sure that everything discussed is clearly in writing and signed by both parties. The contract should at minimum include a detailed scope of work, payment terms, and a basic overview of how the two parties will work with one another. Want to change something? Great, put it in the contract! It’s too easy to get in disagreements over “who said what and when.” Use a change order addendum that ties back to the original contract for changes after the original contract is signed.

Bathroom Design and Renovation Project Timelines

How long will my bath remodel take?

It is a common practice in the remodeling industry for a couple of do-it-all handymen to “frankenstein” a remodeling project together. This at times may save you a little time and/or money (not always.) What you may save in time almost always results in sacrificing the level of craftsmanship on the project.

Revive Design and Renovation does not believe in sacrificing craftsmanship under any circumstance. We believe that only professional technicians and specialists at each trade should be used on each project to ensure the highest quality craftsmanship and deliver a beautiful remodel each and every time.

The average timeline for an average kitchen design and renovation with professional technicians at each trade takes 4-8 weeks. A 5×7 guest or hall bathroom design and renovation typically takes less time than a larger 100 sf master bathroom remodel. However, the overall size of the space is not the only determining factor that effects a project’s timelines.

If it is a permitted project, the timeline project will take approximately 6-10 weeks on average. Permitted projects typically take longer due to the inspections necessary to receive throughout the project. A kitchen remodeling project will have on average 5-6 inspections although the number of inspections vary based on the municipal building department and the project’s scope of work.

Key factors that effect project timelines:

  • Overall size of the space and scope of the project
  • Is plumbing or electrical being moved?
  • Are you installing a vanity with custom or semi-custom cabinets?
  • Are you installing a countertop that must be measured, fabricated and installed?
  • Is the project permitted?
  • Is an HOA involved? Is the project in a condominium complex?
  • Are you installing a detailed tile pattern such as herringbone? How big is the tile being installed?

Revive Design and Renovation assigns an experienced, expert project manager to each project to ensure the project runs as efficiently and smoothly as possible. Our clients receive daily updates on the progress of work so they can maintain a stress-, hands-off approach throughout the project. Bathroom Remodeling Cost Report 2022 – Tampa Bay Metro

Bathroom Remodeling Cost Report 2022 – Tampa Bay Metro

Homeowners who want to remodel a bathroom have several factors to consider before undertaking a remodel. How much the home improvement project costs is often one of the leading determining factors in whether or not homeowners decide to remodel or not.

The cost to remodel a bathroom has continued to rise due to steady price increases in materials and labor. The rising cost of remodeling is primarily driven by a consistently high demand from consumers for the past several years as well as high inflationary pressures affecting the entire country.

The Remodeling Magazine publishes an annual report titled the Cost vs. Value Report detailing the average costs of various home improvement projects. This report subdivides the data into regions of the country and furthermore into metropolitan areas throughout the states for more accurate cost comparisons.

This article will dissect the average cost to remodel bathrooms in the Tampa Bay Metro, where Revive Design and Renovation performs their design and build remodeling services. According to this report, the Tampa Bay Metro is between 6-11% more economical than the national cost averages for kitchen and bathroom design and renovation depending on the project.

5 x 7 BATHROOM DESIGN AND RENOVATION

According to the 2022 Cost vs. Value Report, the Tampa Bay Metro average for a 5×7 square foot midrange bathroom design and renovation costs $24,218 while the national average costs $27,164. This type of remodel includes updating an existing 5×7 bathroom with a new tub, affordable tiles, a drop-in vanity and new paint throughout. For many homeowners, this would be the size of a guest or hall bathroom.

UPSCALE BATHROOM DESIGN AND RENOVATION

According to the report, the Tampa Bay Metro average for a major bathroom design and renovation with upscale finishes costs $74,825. The national average for the same type of work costs $82,882. This bathroom design and renovation includes building out a 100 square foot bathroom within the existing footprint of the home. This quality of a remodel includes moving plumbing and electrical as needed to best utilize the space and enhance the design. Furthermore, an upscale bathroom design and renovation includes high-end fixtures, tiles, and custom designs. High-quality vanity cabinets, stone countertops, LED mirrors, and standing tubs are common features highlighted in such a remodel.

KEY COST CONSIDERATIONS – BATHROOM DESIGN AND RENOVATION

Other common cost considerations that may effect the cost of a project include:

  • Are you installing a new jacuzzi or jetted tub spa system?
  • Do you want multiple shower heads and or body jetts in your shower area?
  • Do you want a seamless entry shower?
  • Are you moving a significant amount of plumbing or electrical?
  • Is your current plumbing and electrical up to current building codes?
  • Do you need permits for the work? Is the work being performed in a condominium?
  • Do you want or need professional design help?
